Whether you’re buying, moving or remortgaging, knowing what to expect can make everything feel a little simpler. Here’s how we’ll work together and what you’ll need along the way.

Know what to expect

Step 1 — Let’s talk about your plans

We’ll start with a conversation about you, your home plans and where you are right now. You don’t need to have everything figured out before we speak — the first step is simply understanding what you’re hoping to achieve.

At this stage it’s useful to have: A rough idea of your income, deposit or equity, current financial commitments and what you’re hoping to do.

Step 2 — Getting the details together

If you’re ready to move forward, I’ll need a little more information to build a proper picture of your circumstances.

Depending on your circumstances, I may ask for things such as:

  • Proof of ID and address

  • Recent payslips

  • Bank statements

  • Evidence of your deposit

  • Details of loans, credit cards or other commitments

  • Details of your current mortgage, if you have one

  • Additional income evidence where relevant

If you’re self-employed, a company director, receive variable income or have other circumstances that require additional information, I’ll let you know exactly what’s needed.

Step 3 — Understanding your options

Once I have the information I need, I can look at your circumstances, discuss the options available and explain things clearly so you understand your choices.

When you’re ready to proceed, I’ll talk you through my recommendation and answer any questions before anything is submitted.

Buying a home? This may also be the stage where we arrange an Agreement in Principle, helping you understand your position before you start making offers.

Step 4 — Application and progress

When you’re happy to proceed, I’ll prepare and submit your mortgage application and let you know if the lender needs anything else.

From there, I’ll keep you updated as the lender reviews the application, completes its valuation and works towards issuing your mortgage offer.

You won’t be left wondering what’s happening.

Receiving your mortgage offer is a big milestone, but there may still be things happening in the background before everything is complete.

If you’re buying, your solicitor or conveyancer will continue with the legal work through to exchange and completion. I’ll remain available throughout the mortgage process and help you understand anything relating to your mortgage along the way.

And once it’s all done? This is the day your new mortgage starts or if you’re moving, this is the day you get your keys!
